Bankside Central, SE1

Designed by Piers Gough, the building is a radical conversion of a Victorian tea warehouse, retaining the exposed brickwork interiors and ornate cast metal pillared frames, with two additional storeys of new construction.

The Victorian floor plates are structurally sub-divided into three areas, partially of irregular layout. Floor levels and ceiling heights vary throughout the building. Although it presents an interesting and dynamic environment, the marketing campaign had to overcome some negative preconceptions in the market place.

Acting on behalf of the privately held development company, Thompson Yates secured a pre-let of the building to a major international media covenant at a (then) record rent for the market and still one of the highest net effective rents achieved on the South Bank.
